Home located on Iris Street (a quiet & safe suburban neighborhood).
15min to Boulder & 25min to Denver;
5min drive to grocery, food, park & freeway.
10 min walk to park, restaurants, Walgreens, gas stations, & liquor stores.
YOU will arrive to a VERY CLEAN space. The absence of a cleaning fee has no correlation to the cleanliness of the space.
ONLY TWO checkout chores: 1.Put dishes in dishwasher/wash dishes. 2.Put unused linens in bin, and unused pillows on shelves.

HOUSE RULES:
Adults & Children: NO INDOOR RUNNING, stomping, jumping, slamming doors, etc. (the rental is professionally sound-proofed for normal-level activities)
The bathtub CANNOT hold water (shower function only).
STRICTLY NO indoor smoking. Any Indoor smoking (of any substance) will result in IMMEDIATE TRIP CANCELLATION.
Central Heat CONSTRAINTS: Max 73 and Min 63F
(guest are in control of the central heat thermostat)
Outdoor noise restrictions: after 9pm on weekdays and 10pm on weekends. There is no indoor noise restrictions, as long as the noise does not reach the outdoors.
Street Parking DIRECTLY IN FRONT of the Home (2 car spaces on the same side of the street as the house). It’s important to keep the neighbors happy, so see map provided (shows which neighbors CAN & CAN’T park in front of).
Space is not child-proofed (unblocked stairs, sharp corners, cords at low level, etc.).
Very strict policy of NO pets/animals permitted in any of the guest's spaces. NO pets/animals have been in the rental for past 3 years. This ensures a pet allergen-free space for future guests.

Additional info:
1. Professional soundproofing installed between units. The host (in lower separate unit) CANNOT hear casual walking/talking/living activities, or the TV (from the guest's upper unit). .
2. All access doors to the space are controlled and locked by the guest(s). The host will never enter the Unit or knock on the front door.
3. The guests are in control of the central heating (Max 73F and Min 63 degrees F).
Window A/C units are located in both bedrooms and 2 window A/C's are in the Living Room.
Ceiling fans that are located in the queen bedroom and in both living areas. A box fan is also present.
4. The guest's private back deck is accessed via the inner back door of the rental. The guest DOES NOT have access to the backyard lawn.
5. There are two bedrooms: one with a queen-sized bed, and the other with a full-sized bed. Both bedrooms have a closet for hanging apparel, and drawers/bins for storing items. The couch bed (located in "Living Room(1)" is slightly smaller than a queen-sized bed.
6. The kitchen comes with all necessary appliances, utensils, and various items needed to cook and prepare meals. If you need anything specific (kitchen related or anything else), please ask, and the host will most likely have (or be able to borrow and get) what you need.
7. There is a television that gets approx. 40+ OTA (over the air) digital t.v. channels (via a t.v. antenna).
The T.V. has a Roku. Hulu (commercial free) offered complimentary to guests. There is a HDMI cord that can be used to attach your own personal device to the TV. There is an ethernet cord near the TV (for a gaming device, etc).
8. Charging stations and cords (lightening, usb and usb-c, etc) are located in all spaces.

9. Outdoor Security cameras (NO audio recording devices) are present. There is NO indoor surveillance of any type. The is NO surveillance of the back deck.
The homeowner/host is happily available at any hour (via VRBO messaging, cellphone and/or landline phone). Please enquire about any questions or special accommodations you may have.
