Caddy Retreat on the 16th – Rotonda West, Florida
By booking and occupying this property, you agree to comply with the following House Rules. Failure to comply may result in additional fees, loss of deposit, or termination of the reservation without refund.
Occupancy
Maximum occupancy: 8 guests.
Only registered guests listed on the reservation may stay overnight.
Exceeding the maximum occupancy or misrepresenting the number of guests may result in immediate termination of the reservation without refund.
Minimum Age
The primary renter must be at least 21 years old.
Check-In / Check-Out
Check-In: 4:00 PM
Check-Out: 10:00 AM
Early check-in or late check-out is not guaranteed and requires prior written approval. Unauthorized late departures may result in additional charges.
Noise, Parties & Community Standards
This home is located within the Rotonda West community. Please be respectful of neighboring residents and golfers at all times.
Quiet Hours: 10:00 PM – 8:00 AM
No parties, events, weddings, or large gatherings.
Please be courteous when using the outdoor living areas and pool.
Noise complaints, HOA violations, or law enforcement involvement may result in immediate termination of the reservation without refund.
Smoking & Vaping
Smoking and vaping are strictly prohibited inside the home, garage, screened lanai, and within 25 feet of all doors and windows.
A minimum $400 cleaning and deodorization fee will apply, along with any additional remediation costs if necessary.
Pets
This is a dog-friendly property.
Maximum of three (3) approved dogs.
Prior approval and applicable pet fees are required.
Dogs must remain under control at all times.
Guests must immediately clean up after their pets.
Pets are not permitted in the swimming pool.
Pets may not be left unattended for extended periods.
Excessive barking or nuisance behavior is prohibited.
Pets are not permitted on furniture or beds unless protected with guest-provided coverings.
Guests are responsible for all pet-related damage and additional cleaning.
Unauthorized pets may result in additional fees or immediate termination of the reservation.
Heated Pool
The private pool is heated seasonally.
Pool Rules:
Swim at your own risk.
Children must be supervised at all times.
No diving, running, roughhousing, or horseplay.
No glass containers in or around the pool or screened lanai.
Guests may not adjust the pool heater, timers, pump, valves, or pool equipment.
Please rinse off sand before entering the pool whenever possible.
Report any pool concerns immediately.
Service calls resulting from guest misuse will be charged to the guest.
Outdoor Living
Please help us keep the outdoor living areas clean and enjoyable.
Do not move indoor furniture outdoors.
Please return outdoor furniture to its original location before departure.
Do not use glassware around the pool.
Please be respectful of golfers and avoid retrieving golf balls from the course.
Golf Course
This home backs directly onto The Hills Golf Course.
Please do not walk on the greens or interfere with golfers.
Guests assume all risk associated with golf balls entering the property.
Children should be supervised while playing in the backyard adjacent to the golf course.
Parking
Parking is permitted in the private driveway and garage only.

In the street where prohibited
RVs, campers, trailers, boats, motorcycles, oversized vehicles, or commercial vehicles without prior written approval
Guests are responsible for any towing, fines, or HOA penalties resulting from parking violations.
Cleaning & Trash
Please help us care for the home during your stay.
Before departure:
Bag and dispose of all household trash.
Trash collection day is Tuesday.
Place the trash and recycling carts at the curb on Monday evening.
HOA rules prohibit placing the carts at the curb before Monday evening.
All trash and recycling carts must be returned from the curb within four (4) hours after collection on Tuesday.
Place trash in the designated trash cart and recycling in the designated recycling cart.
Wash or start the dishwasher with used dishes.
Remove all personal belongings.
Lock all doors and windows upon departure.
Excessive cleaning or improper trash disposal may result in additional charges.
Appliances, Utilities & Air Conditioning
Please use appliances and utilities responsibly.
Keep all exterior doors closed while the air conditioning is operating.
Do not set the thermostat below 72°F.
Turn off unnecessary lights when leaving the property.
Do not tamper with electrical panels, pool equipment, internet equipment, or mechanical systems.
Damage caused by misuse will be charged to the guest.
Furniture & Home Care
Please help us keep the home in excellent condition.
Do not move indoor furniture outdoors.
Do not rearrange furniture without prior approval.
Decorative items, artwork, and furnishings should remain inside the home.
Damage resulting from moving furniture or misuse of the home`s furnishings may result in additional charges.
Maintenance
Please report any maintenance concerns immediately.
Do not attempt repairs yourself.
Management may enter the property when necessary for emergencies, guest safety, scheduled maintenance, inspections, or repairs.
Security Cameras
There are no security cameras located at this property.
Communication
Please communicate with Paradise Breeze Vacation Rentals & Realty through the messaging system associated with your reservation (Airbnb, VRBO, or the Paradise Breeze Direct Booking Portal). This allows us to respond promptly and maintain an accurate record of all communication regarding your stay.
Liability
Guests assume all risk associated with use of the property, swimming pool, and outdoor amenities.
Paradise Breeze Vacation Rentals & Realty, LLC and the property owner are not responsible for accidents, injuries, illness, theft, or loss of personal belongings during your stay.
Damage
Guests are financially responsible for any damage, theft, excessive cleaning, or missing items occurring during their stay.
Please report accidental damage immediately so it can be addressed promptly.
Visitors
Visitors are not permitted without prior written approval from management.
Unauthorized visitors or gatherings may result in additional fees or immediate termination of the reservation.
Cancellations
Guests are responsible for understanding the cancellation policy selected at the time of booking.
Early departure, late arrival, weather, red tide, hurricanes, tropical storms, utility interruptions, internet outages, or other travel disruptions do not qualify for refunds unless specifically provided under the reservation terms.
Travel insurance is strongly recommended.

Paradise Breeze Vacation Rentals & Realty, LLC is not responsible for events beyond our reasonable control, including but not limited to severe weather, hurricanes, flooding, governmental actions, utility outages, internet interruptions, road closures, natural disasters, or other unforeseen events.
